About the Role

The Property Manager provides leadership, oversight, and strategic management to ensure a large, high-traffic condominium property is operated efficiently and maintained to the highest standards. This role requires a Florida Community Association Manager (CAM) license and a minimum of 5–7+ years of proven experience in property management or general management within a high-traffic condominium environment.

We are specifically seeking someone with a successful track record leading large capital projects -such as RTU and cooling tower replacements, HVAC modernizations, or other multimillion-dollar infrastructure initiatives-and the ability to deliver cost savings to the HOA through strong financial stewardship, vendor management, and contract negotiations.

Core Responsibilities

  • Serve as the primary liaison between the Association Board of Directors, residents, and vendors, ensuring communication is clear, timely, and professional.
  • Oversee all aspects of building operations, maintenance, and administration with a proactive, solutions-oriented approach.
  • Develop annual budgets, manage cash flow, and provide detailed monthly financial reports, including variance analyses and collection strategies.
  • Lead major capital improvement projects from planning through completion, ensuring compliance with regulatory requirements, timely execution, and cost control.
  • Proactively identify opportunities to lower operational and capital costs for the HOA without sacrificing quality or safety.
  • Maintain and organize property files, contracts, and vendor documentation in compliance with company standards and community bylaws.
  • Supervise on-site staff, fostering a professional, team-oriented culture and ensuring adherence to safety and company standards.
  • Support Board of Directors with comprehensive management reports, financial updates, and recommendations, and lead board meetings when necessary.
  • Oversee vendor performance, negotiate contracts, and ensure compliance with insurance and licensing requirements.
  • Maintain up-to-date preventive maintenance logs, vendor evaluations, and equipment records.
  • Provide excellent resident service, handling inquiries, move-ins, violations, and other association processes with professionalism.

Qualifications

  • Florida CAM license required.
  • Minimum 5–7+ years of experience in property management or general management within a high-traffic condominium.
  • Proven success managing large-scale capital improvement projects such as RTU and cooling tower replacements or other critical infrastructure projects.
  • Demonstrated ability to reduce operating costs and deliver measurable financial benefit to HOAs through strategic vendor and budget management.
  • Strong financial acumen, including budget creation, reporting, and variance analysis.
  • Excellent communication, leadership, and decision-making skills.
  • Proficiency in Microsoft Office and property management software systems.
  • Valid Florida driver’s license; bilingual (English/Spanish) preferred for certain communities.

Compensation

The anticipated base salary range for this position is listed below. Total compensation may also include a discretionary performance-based bonus. Note, the range takes into account a broad spectrum of qualifications, including, but not limited to, years of relevant work experience, education, and other relevant qualifications specific to the role.
