assists in moving abandoned furniture appliances etc to a dumpster when necessaryDiagnoses and performs maintenancerepair as directed involving the following a daily basisMaintenance Technician keeps property common areas and grounds neat and free of litter Performs routine grounds keeping when necessary weeds rakes sweeps shovels as circumstances warrantMaintenance Technician ensures that storage areas vacant units etc remain locked when not in useMaintenance Technician responsible for the thorough knowledge implementation and enforcement of pertinent laws and EPA and OSHA regulations governing proper use storage and management of hazardous materials including solvents flammables caustics and freonMaintenance Technician maintains a courteous and helpful demeanor with residents prospective residents co workers vendors etcAssists with resident functions as requiredActs as a team member with all associates of the management staffMaintenance Technician must adhere to schedule be prompt on time to work and have good regular attendanceMust have a reliable mode of transportation at all hours The job will require a response to emergency calls outside of business hours trips to pick up supplies etc and may require travel to perform work at other properties in the geographic areaMust have a mode of communication in which to be contacted at home and to respond in cases of emergencyMaintenance Technician responsible for reporting any unusual or extraordinary circumstances regarding the residents or the propertyMaintenance Technician responsible for seeking educational opportunities and information to stay updated on current best practices and regulations related to job dutiesMaintenance Technician must be willing to perform work at or be assigned to other communities as needed Must be available and willing to answer 24 hour maintenance emergency callsOther duties as assignedEDUCATIONALTECHNICAL REQUIREMENTS Up to Date Universal type EPA Certification required from an approved and licensed authorityHVAC Heating Ventilation and Air Conditioning Certification LicenseSwimming Pool Certification not required but a plusAt least 1 year experience in apartment maintenance or similar fieldA high school diploma or equivalent and professional knowledge of tradesmaintenance discipline are requiredMust possess and maintain a valid drivers license as applicable by the propertyPHYSICAL DEMANDSWORKING CONDITIONS Constant need 66 to 100 of the time to be on feetConstant need 66 to 100 of the time to perform the following physical activitiesBentStoopSquatKneel Perform routine maintenancerepairs pick up tools and needed equipmentClimb Stairs Service requests make ready needs for 2nd and 3rd floor apartmentsPush or Pull Move equipment appliances openclose doors etcReach above Shoulder Perform routine maintenancerepairs stock and remove equipment parts etcClimb Ladders Perform routine maintenancerepairsGraspGripTurning Handle tools and equipment perform routine maintenancerepairsFinger Dexterity Handle tools and equipment perform routine maintenancerepairsWriting inventory maintenance requisition requests required maintenance reportsLiftingcarrying supplies replacement parts ladders etcOver 150 lbs Rare need less than 1 of the time75 150 lbs Occasional need 1 to 33 of the time25 75 lbs Frequent need 33 to 66 of the time1 25 lbs Constant need 66 to 100 of the time
