Maintenance Technician
Company Student Quarters Community Edge Reports To General Manager Job Type Full time non exempthourly Work Location One location On site Compensation 20 2250 per hour Summary Responsible for performing a wide range of maintenance and repair tasks to ensure the overall upkeep safety and appearance of the apartment community This role supports the preservation and enhancement of the propertys value by completing service requests in a timely professional and courteous manner The Maintenance Technician works to maintain a high standard of resident satisfaction by providing prompt quality service while ensuring all work is completed in compliance with company policies and safety regulations Schedule Monday to Friday On call Weekend availability Duties and Responsibilities Maintain excellent customer serviceEnsure all service requests and repairs are completed thoroughly and in a timely mannerMaintain an organized clean and safe work areaAssist the Maintenance Supervisor with monitoring the inventory of equipment tools parts and supplies at appropriate levelsComply with all personnel management policies and proceduresMaintain a preventative maintenance scheduleCommunicate effectively with residents fellow employees vendors and supervisorsWork with the Maintenance Supervisor to maintain an effective preventative maintenance programWork with the Maintenance Supervisor to adhere to budget guidelinesAssist the Maintenance Supervisor with maintaining a hazard communications programInspect grounds buildings and other community features as required to minimize liability concernsEnsure adherence to the companys safety and hazard communications programs policies and proceduresWork with the Maintenance Supervisor to ensure that the physical condition of the community is maintained according to the companys operating and safety standardsWork with the maintenance team to ensure excellent curb appeal at all timesAssist residents with the move inmove out process as neededAssist with the scheduling and performance of all maintenancerepair related turn eventsPerform scheduled maintenance on all equipment based on the manufacturers recommendations and operating manualsAddress complaints and resolve issues in a timely and professional fashionMaintain accurate recordsContribute to the general upkeep and cleaning of the office common areas and modelPerform other maintenancerepair work as directed by the General Manager and Maintenance SupervisorAssist in the daily clean up of the exterior of the property including grounds breezeways and all common areasPerform swimming pool maintenance and cleaning and maintain accurate timely chemical logsParticipate in an on call rotation for emergency serviceAdhere to the company dress codePerform additional tasks and responsibilities as requiredQualifications & Requirements High school diploma or equivalent requiredPrevious maintenance experience preferredAbility to read and write English fluentlyMust pass a background checkMust have reliable transportation due to on call and emergency responsibilitiesLicenses Certifications & Equipment EPA Certification Type I & II Additional licenses and certifications as required by local state or federal lawMust be able to safely operate general maintenance equipment including but not limited toHand toolsLadders and stepladdersRefrigerant recovery unitsLandscaping equipmentOther required safety equipmentAll equipment must be used in a manner that ensures the safety of self team members and residentsAppropriate safety apparel and footwear work boots must be worn at all timesMust be able to diagnose problems with and assist with the repair of the following Major appliancesHVAC including EPA CertificationBasic Intermediate plumbingBasic Intermediate electrical when no license requiredSheetrockGeneral carpentryPool care if required by the communityRoofs and guttersPaintingGeneral irrigation maintenance and repairsLandscapingFountain maintenance and repairsFoundationsidewalk repairsIcesnow removalGolf carts and small engine maintenancePhysical Activities Maintenance personnel spend approximately 6070 of their time performing hands on repairs and maintenance tasks with the remaining time devoted to coordinating contractors and handling general management dutiesRequires frequent lifting carrying and moving of up to 75 pounds for essential maintenance tasks including operating machinery and installing outdoor air conditioning unitsFrequent bending stooping reaching and other body movements are required to access equipment and machineryAbility to climb and work on ladders or stepladders accessing heights of 89 feet or moreAbility to transport or move up to 50 pounds over varying distances as part of daily tasksMust be capable of performing maintenance and repair work safely without risk to self residents or team membersAbility to work indoors and outdoors in varying weather conditions including extreme temperatures above 90F or below 32FRequires sufficient mobility flexibility and endurance to perform the full range of essential maintenance duties
