1 Position Summary and Job Magnitude The Maintenance Services Representative MSR is responsible for executing high quality suite turnovers responding to maintenance requests supporting building operations and ensuring residential units and building systems are maintained to a safe functional and presentable standard across Aria primarily while also providing support at Encore whenever required The role will also be required to answer calls after hours and will be involved in an on call rotation for after hours service requests 2 Essential Functions and Basic Duties Suite Turnovers & Interior Repairs Extensive hands on experience completing full suite turnovers in residential or student housing environmentsProfessional quality painting of walls ceilings and trimDrywall repairs including patching holes cracks and impact damageCeiling repairs including remediation following water or leak damageAbility to assess remove repair and restore drywall affected by moistureProficiency in mudding taping sanding texture matching and paint blendingMinor carpentry work baseboards door hardware cabinetry adjustmentsUnderstanding of post leak remediation processes including drying repair sequencing and finish restorationAbility to complete turnovers efficiently while maintaining quality safety and cleanlinessPlumbing Repairs & Building Water Systems Practical experience repairing domestic plumbing systems in multi unit residential buildingsReplacement and repair of PEX and copper pipingServicing and replacement of balancing valvesRepair or replacement of shut off valves angle stops and plumbing fixturesAbility to diagnose and repair common plumbing leaks walls ceilings mechanical roomsUnderstanding of isolation procedures to minimize tenant disruptionAbility to work safely around pressurized systems and hot water linesAppliance Repairs & In Suite Equipment Troubleshooting and repair of common residential appliances includingRefrigeratorsRanges OvensDishwashersWashers and dryersAbility to distinguish between electrical and mechanical appliance issuesReplacement of common components heating elements thermostats pumps belts sensorsSound judgment on when to repair internally versus escalate to vendor serviceSafe handling of electrical and gas connected appliances where applicableBuilding Services Operations & Systems Knowledge Working knowledge hands on or assisted of central building systems includingBoilersDomestic hot water tanksChillersMake up Air Units MAUsPumpsBasic understanding of HVAC principles heating cooling ventilationAbility to perform routine inspections and basic preventative maintenanceFamiliarity with Building Automation Systems BASBMS is considered an assetAbility to identify abnormal operating conditions and escalate appropriatelyKnowledge of mechanical room safety and lockouttagout proceduresGeneral Maintenance & Professional Competencies Strong diagnostic and problem solving skillsAbility to prioritize and manage work orders in a fast paced residential environmentClear and professional communication with supervisors vendors and tenantsStrong documentation practices work orders notes photosCommitment to safety quality workmanship and customer serviceAbility to work independently with minimal supervisionTeam oriented mindset supporting broader maintenance and operational goalsPreferred Minimum Qualifications 37 years of experience in residential or multi unit building maintenanceDemonstrated strength in suite turnovers and interior repairs including drywall and paintingProven plumbing and appliance repair experience in occupied buildingsHealth & Safety Work in the manner and with the protective devices measures and procedures required by the OHSA regulations and Campus Living Centres eg wearing safety shoes confining hair jewelry or loose clothing around moving parts etcOnline training modules and in person training must be completed before starting regular dutiesWHMIS 2015 and GHS system and standard operating procedures training must be completed prior to beginning regular duties3 Qualifications Education High School Diploma Recognized College Diploma preferred SkillsAbilities Knowledge of commercial electrical plumbing and HVAC systemsMust be competent with general physical plant repairsMust possess positive attitude towards work and learningMust be able to handle multiple projects at onceExperience Required Minimum of 1 year industry experience or equivalent
