Maintenance Associate StoryPoint of Cincinnati Position Summary As a Maintenance Technician you will be responsible for performing general maintenance and repair duties This position requires the ability to work different shifts including weekends holidays and extended hours outdoors in different weather conditions Teamwork with the ability to work within different departments and with other Maintenance Associate High school diploma or equivalent requiredPrevious maintenance experience preferredMust possess good handyman skills and good working knowledge of plumbing electrical and carpentry skillsFamiliarity with common toolsFamiliarity with common repair techniquesMust have good organizational skills and a good working knowledge of HVAC plumbing and electrical skillsMust be able to perform general maintenance duties such as plumbing carpentry furniture electrical and appliance repairsPrimary Responsibilities for Maintenance Associate Provide daily maintenance in resident apartments and throughout the community as assignedResponsible for assessing assigning and follow up on daily work ordersEnsure completed work orders are filled properly and turned in to designated areaAnalyze mechanical data regarding heat and water problemsPerform daily repairs to all common areas throughout the communityAssist the Director of Maintenance andor perform work on pumps motors fans emergency generators heating air conditioning domestic water refrigerator electrical and swimming pool systemsProvide preventative maintenance on all tools equipment and suppliesParticipate in maintaining inventory and tool controlKeep maintenance work area neat and cleanReport missing tools to the Maintenance Director promptlyReport structural damage equipment in need of repair and all other repair needs to the Maintenance DirectorReport safety hazards to the Maintenance Director Executive Director or Manager on Duty immediatelyRespond to all emergency or priority issues with fifteen secondsSkills for Success Building strong resident relationships 1440 Care StandardsMaking good and timely decisionsWorking well with others to meet shared goalsRelating openly and honestly with diverse group of peopleGaining the confidence and trust and others General Working Conditions This position entails standing for long periods of time While performing the duties of this job the employee is required to communicate effectively with others sit stand walk and use hands to handle keyboard telephone paper files and other equipment and objects The employee must be able to read write and speak fluent English The employee is occasionally required to reach with hands and arms and pushpull equipment frequently The employee is expected to possess good organization skills with the ability to work under pressure and meet deadlines The employee must be compassionate and empathetic The employee will occasionally lift andor move up to 25 pounds The employee may frequently bend reach grasp and climb The employee may need to squat and kneel The work environment requires appropriate interaction with others The noise level in the work environment is moderate Occasional travel
