Job Description The Analyst provides strategy, research, financial analysis, data modelling, and technical support in valuing assets and evaluating asset and portfolio returns, performing in-depth market research, and running portfolio optimization analytics.

Analysts will work on multiple projects supporting all aspects of the investment process, utilizing a range of skills. Analysts will interact with professionals across multiple functions, including the Transactions, Asset Management, Land, and Finance teams, and will also work with global teams related to third-party advisory work and private REIT sponsors.

Responsibilities

  • Lead and conduct detailed macro/micro research focused on specific markets globally to determine change in rental rates, cap rates, market absorption, transaction activity, construction trends, population growth, job growth and industry concentration for investment and development opportunities and corporate strategy.
  • Take charge of analyzing investment opportunities through market research, in-depth financial analysis, and complex Argus and Excel financial proformas and modelling.
  • Analyze real estate and industry trends from a strategic point of view; Analyze and interpret various types of data in order to draw conclusions and solve problems.
  • Perform analysis of maintenance cycles and expenses, efficient use of space, capital expenditures, trends in tenant needs, etc.
  • Act as a key point of contact, providing information concerning the status of projects to management and investment leaders by keeping detailed project files, attending all applicable meetings and conference calls, and producing high-level reports as needed.
  • Coordinate, compile, review and summarize property-related or investment due diligence materials. Work with advisors, brokers, architects, contractors, and principals on issues related to project and asset due diligence. Coordinate with appraisers and other due diligence vendors as required.
  • Provide information concerning the status of projects to management and investment leaders by keeping detailed project files, attending all applicable meetings and conference calls, and producing reports as needed.
  • Write reports, memoranda, executive summaries, investment briefs, and presentations related to potential investments and present findings at transaction review, private REIT committee, investment committee meetings, and board meetings of the investment vehicles.
  • Create reports and presentations to visually capture overall and individual asset performance for senior management and investment committees.
  • Perform advanced financial reviews of each asset to monitor performance and efficiency including gathering financial statements, understanding income and expense reports, and developing and supporting management activities.
  • Be familiar with and follow approved policies and procedures as set forth by the organization.
  • Utilize and leverage expertise in Argus and Yardi daily, acting as a subject matter expert for these platforms within the team.
  • Support broader team and contribute to strategic projects.
  • Contribute to the improvement of existing processes and promote the adoption of best practices as related to the above duties and responsibilities.
  • Contribute to strategic projects and support the broader team with other duties as assigned.

Qualifications

  • Member of the Church of Jesus Christ of Latter-day Saints and currently temple worthy.
  • Bachelor’s degree in business, finance, economics, accounting, or related field along with two or more years related experience in real estate or in a financial analysis role. Master’s degree in related field will count as one year working experience.
  • Strong understanding of financial statements and market analyses.
  • Solid understanding of financial concepts with time value of money.
  • Strong understanding of accounting and advanced experience in financial analysis and modelling in Argus and Excel.
  • Ability to prioritize in a fast-paced environment to execute a wide range of assignments without compromising quality.
  • Ability to be flexible and adapt with a demonstrated grit in completing complex tasks and projects.
  • Excellent verbal, written, and interpersonal communication skills.
  • Interact with employees, visitors, and business partners with poise and diplomacy.
  • Demonstrated fastidiousness, accuracy, and precision in all aspects of analysis and reporting.
  • Excellent analytical, quantitative, and problem-solving skills.
  • Keen to add value within a team, ability to work independently and as a member of a team. Courage to ask questions.
  • Positive attitude, fostering a collaborative and dynamic work environment.
  • Strong work ethic, entrepreneurial spirit; passion for excellence, and desire to learn.
  • Demonstrated proficiency in Microsoft Office software with advanced Excel and PowerPoint skills.
  • Aptitude to become proficient in Argus real estate modeling software essential. Prior experience with Argus is a positive.
